This is the current focus of our property management services and a golden opportunity for rental property owners that often goes overlooked or unnoticed. I coordinate with local Oxford House leadership to establish clean and sober living for individuals in recovery from substance abuse addiction. There are three reasons this is such a great option for property owners.

The first is near-zero vacancy. A standard three to four-bedroom house can be converted into a residence to house eight to ten people in a recovery residence. While individuals will come and go, the house always maintains a stable population. The owner forgoes the standard expenses due to vacancy (except in a highly anomalous circumstance) i.e. cleaning, carpet, paint, etc.

The second is the elimination of routine expenses such as utilities, basic maintenance and groundskeeping, all of which are the obligation of the residents. The house members are held to high levels of accountability and responsibility to maintain a functioning residence. The only concern of the owner is capital expenditures; if and when they arise.

The third is what I like to call to the ”feel good plus”.  We’re all aware that alcohol and drug addiction are serious issues in today’s society. The individuals in recovery face many challenges to get life back on track. The opportunity to live in a safe, stable, affordable place while they move through the process of recovery and rebuild their life is invaluable to them as well as provides a tangible benefit to the community.
